Turnover day is the last easy chance to get defects fixed by the developer. Bring this list, a phone torch and a roll of masking tape to mark what you find. (Draft article: the studio’s full text and any references to developer terms need a named source before launch.)
Walls, ceilings and floors
- Look along each wall with your phone torch held flat to the surface; waves and patches show up in the raking light.
- Tap tiles with a coin or knuckle; a hollow sound can mean a loose tile.
- Check ceiling corners for hairline cracks and stains.
- Mark every spot with masking tape and photograph it with the tape in the frame.
Doors, windows and water
- Open and close every door and window; they should not rub or leave gaps.
- Run every tap and flush every toilet. Check under the sink for drips.
- Pour a bucket of water near each floor drain and watch where it goes.
Electrical
- Bring a phone charger and test each socket.
- Switch every light on and off, including the breaker panel labels.
Before you start designing
Measure the unit yourself, including ceiling height and the distance from windows to walls. Floor plans from a brochure are rarely exact. If you are abroad, ask a designer to run a turnover visit and send you a photo report; it is a usual first step for our overseas clients.
